    PLANS APPROVED FOR 485 ‘LOW CARBON’ HOMES IN PENDLETON

    Planning permission has been granted to build 485 new homes in Pendleton.

    The scheme is part of a regeneration project by SP+ and Lovell Together to create more “low carbon” properties in the area.

    It will have a mixture of one- and two-bed apartments and two, three, and four-bed homes, including properties designed for older living with more than 140 homes for rent and shared ownership.

    The redevelopment of Clarendon Park is included in the designs, creating community allotments, play areas, a multi-use games area and skatepark, as well as “enhanced” pedestrian and cycle routes.

    In total, 30 percent of the new homes have been designated as “affordable” housing.

    The developer is looking to push ahead with more phases of regeneration in Pendleton, creating a total of 2,000 new and refurbished properties as part of its wider plan for the area.

    Tahreen Shad, regional partnerships director at Lovell Partnerships, said:

    “This latest phase is set to be one of the greenest residential schemes in Salford with the transformation of Clarendon Park playing an integral part, alongside the creation of hundreds of new homes.

    “Our aim is to build communities through industry-leading partnerships, and the regeneration of Pendleton is the perfect example of the significant results that this approach can deliver. We will also continue to work with Salford City Skills and Salford Build Up to engage with workers of the future offering apprenticeships and job opportunities.”

    Mark Dunford, board director at SP+, said:

    “The scheme has been designed to a high standard with significant investment in energy efficient solutions as well as ensuring the local environment meets residents’ aspirations.”

    Like many areas of Greater Manchester, Salford is facing a shortage of affordable housing and the council is looking at ways to increase the number of homes available to residents.

    This includes new developments schemes in Pendleton, but also in areas such as Worsley where hundreds of new homes are set to be built on Hazelhurst Farm, which is designated as green belt land.

    Salford’s housing requirements are tied in with the Places for Everyone scheme, a Greater Manchester-wide plan to create new homes and job opportunities across the region.

    The city is also facing issues with homelessness, with growing numbers of people looking to the council for support due to a lack of affordable homes.

    There are currently almost 5,000 people on the council’s housing need list waiting list, and in 2023 a total of 965 properties were advertised on Salford Home Search.
