    ROUND UP OF ALL THE KEY DEVELOPMENTS PLANNED FOR GREATER MANCHESTER

    Three big housing developments have dominated the planning portals across Greater Manchester – all of which relate to the two city-boroughs.

    A total of 689 new homes could be created in Salford if the latest plans get approved. The major regeneration of the Pendleton and Middlewood locks area are both waiting on a decision before building work can start.

    Over in Manchester’s Rusholme area there is a new apartment block that is seeking approval despite getting knocked back in December last year. 

    Here is a look at the different applications borough by borough…

    Bolton

    New food hall at Bolton Market to open early in 2024

    A new food hall in Bolton market with communal dining benches and up to nine dining and drinks outlets is set to open in the new year. 

    Early 2024 will see the final stages of work at the new venue, which hopes to attract diners to the market until later in the evening.

    Bury

    Only smaller applications have been submitted to Bury Council this week. The plans included house extensions and modifications to plans already approved by the council.

    Manchester 

    Four-storey apartment block planned for Rusholme 

    A revitalised plan to build a 42-home apartment block on the edge of Rusholme has been tabled by developers after being refused last year.

    The site on the corner of Wilmslow Road and Grandale Street would consist of 30 two-bed and 12 one-bed flats. The ground floor, currently home to Huqqa Lounge Cafe, would be split into space for six commercial units for shops and cafes.

    Oldham

    Only smaller applications have been submitted to Oldham Council this week. The plans included house extensions and modifications to plans already approved by the council.

    Rochdale

    Revamp of sports facilities at Kingsway Park High

    Kingsway Park High School wants to replace their artificial grass pitch (AGP) with new synthetic turf surfacing and upgrade their floodlights.

    The Turf Hill Road site would replace their current floodlighting system with a floodlight system to LED and erect a 12m high mast in place of one of the lower floodlights. This would provide lighting for the athletics track as well.

    Salford

    Plan for 485 homes in major regeneration project

    A huge residential development of 485 homes as part of the major regeneration of the Pendleton area of Salford is set to go before the city’s planning committee.

    The revised planning application is for the demolition of existing houses on Holcombe Close followed by a large scale building programme on land off Churchill Way. The 22-acre development put forward Lovell Partnerships and SP+ would include 70 per cent of homes for sale on the open market and 30pc affordable homes.

    Scheme for 204 apartments in city’s major regeneration awaiting a decision

    Plans for two apartment blocks totalling 204 homes in Salford’s major regeneration area are still under consultation with city planners. 

    The scheme close to Middlewood Locks is a joint venture between the Canal and Rivers Trust and Bloc and has been branded H20. It is seeking to redevelop a car park site off Oldfield Road and Upper Wharf Street.

    Stockport

    Plans to replace play area of a pub with a new car park

    The Hesketh pub in Cheadle Hulme will be turned into an Italian restaurant – and now official plans have been submitted to turn it’s old play area into a car park.

    The Hesketh on Hulme Hall Road will become part of Italian food chain Pesto after a planning application to transform the empty building was granted. Plans to remove the existing astroturf and play area, extend the rear stone terrace, and resurface and alter the car park layout have now been submitted as part of the revamp.

    Tameside

    Only smaller applications have been submitted to Tameside Council this week. The plans included house extensions and modifications to plans already approved by the council.

    Trafford

    Application to convert 16 bedsit into seven apartments

    An application has been submitted to convert 16 bedsits into seven apartments with car parking landscaping, new windows and doors and lightwells in Sale.

    The submission from Abdullah Sheikhi, of Sparkshire Developments Ltd, based in Harrow, Middlesex is for a property on Highfield Avenue.

    Wigan

    Old council office building could be transformed into start-up hub

    Plans to transform the vacant council office building into a business hub for start-ups includes a gym, cinema room, café and rooftop terrace.

    The Civic Centre on Millgate is now surplus to requirements for Wigan Council following the revamp of the town hall and the Life Centre. Plans put forward by council contractor Capital & Centric include ‘incubator spaces’ for start-ups, co-working and small businesses; coffee shops; outdoor ‘hangout’ areas; and a roof garden.

    New private health clinic planned for village in Wigan

    A new private health clinic could be coming to Standish soon if the latest plans are approved.

    The former travel agents on High Street could be transformed into a health centre for local residents of the Wigan village. The private centre would provide mental health support and therapy as well as offer physiotherapy and podiatry services, a planning document stated.
