Salford council is planning a deal to sell its land to be used for a new 26-storey apartment block. A patch of land next to Trinity Way, near the Greengate area of the city, could be sold to Trinity 2 Ltd – a development arm of Domis – to allow construction of 250 new homes at the site. Domis already owns some of the land in the development area which is located next to the Audacious Church, and is looking to take over the remaining area to move forward with its £56m housing scheme which it has called Obsidian. In return, the local authority will be given a sum of money as well as a patch of land further up the road which is used as a car park and can help the local authority to boost its income. The council also owns some of the land around the car park area, which if the deal is completed could “potentially unlock future development” on the site. The payment due to the council as part of the deal, known as a capital receipt, is as the difference between the market value of the two sites. Permission for the new apartments has already been granted as part of a previous planning application submitted to the council. More than 30 objections were made by residents to the plans for the new apartment block, with concerns about losing daylight, and extra traffic and parking. A promise has been made as part of the application for the developer to “make a contribution towards off-site affordable housing.” The area is a prime spot for development being close to the Greengate area of the city which is currently undergoing a large regeneration, with new homes and shops planned around the neighbourhood. It sits just a short distance from Manchester city centre over the river Irwell, and is close to Salford Central and Manchester Victoria train stations. The land swap is set to be decided at the council’s Property and Regeneration Briefing meeting on Monday at 3pm.
