A new 48-home development has been completed on the site of the former Salford City Roosters clubhouse, located off Hallsworth Road. This project, backed by £3.6 million in external funding from Homes England, is part of a £9 million initiative to provide affordable housing for the community.
The development offers a mix of housing options, including 30 one- and two-bedroom apartments, 14 two- and three-bedroom houses, and four two-bedroom bungalows designed to be accessible for wheelchair users. All homes are available for social rent.
JDA Architects led the design of the project, with special adaptations made to one bungalow for a pre-allocated tenant. This development represents ForHousing’s first net zero-carbon approach, aimed at reducing running costs for tenants and improving Standard Assessment Procedure (SAP) ratings. Key features include air-source heat pumps and individual electric vehicle (EV) chargers for each property.
As part of the agreement to acquire the site, a new changing room facility has been developed for the Salford City Roosters Rugby League Club. This facility was funded in part by Salford City Council and the Rugby World Cup.
Nigel Sedman, executive director of homes at ForHousing, expressed enthusiasm about the project’s completion.
He stated:
“We’re thrilled to see the completion of 48 homes at Hallsworth Road. This development marks a significant milestone in our ongoing mission to provide truly affordable social rent homes that are both sustainable and future-proof.”
Sedman highlighted the collaborative efforts involved, saying:
“By collaborating closely with Salford City Council, Salford City Roosters Rugby Club, and the local community, we’ve ensured that these eco-friendly, high-quality homes will make a lasting positive impact on the community. We are on the right track to achieving our goal of reducing carbon output in our homes, and we look forward to continuing our work to provide affordable, environmentally responsible homes where tenants feel safe and secure.”
The project team included several key contributors: Mosaic Town Planning, Eddisons, Ensafe, Miranda Cowan Ecology, Curtins, Margaret Twigg (Landscape Architect), RKS, and NLG Ecology.
